UBS Downgrades AppFolio to Neutral on Slower Unit Growth

UBS downgraded AppFolio to Neutral from Buy, citing slower unit growth for the real estate software maker. Analyst Taylor McGinnis said industry data and customer checks point to tougher market conditions, with interest rates, financing constraints and a slowing multifamily construction cycle driving moderating unit growth into FY27, while mixed appetite for the premium Plus and Max tiers suggests slower ARPU growth as customers favor targeted add-ons over broader platform upgrades. UBS lowered its FY27 unit growth estimate to 4% from 6% and its FY27 ARPU growth estimate to 5.5% from 6.3%, cutting its FY27 subscription revenue growth estimate to 11% from 13%. The firm nonetheless raised its price target to $220 from $200, noting the stock has rallied about 30% since late June. McGinnis said customers were broadly constructive on AppFolio's long-term AI strategy but adoption of its Realm-X products appears early, with most calling them promising but still maturing, and added that increased adoption of more complex API access, reserved for higher-tier plans, could become an upgrade catalyst. AppFolio is slated to release third quarter results on October 21, with consensus calling for adjusted earnings per share of $1.79 on revenue of $294.19M, versus EPS of $1.31 and revenue of $249.35M a year earlier.

AppFolio Names AWS Preferred Cloud Provider for AI Platform

AppFolio has named Amazon Web Services as its preferred cloud provider, with its AI-native Performance Platform and Realm suite of AI capabilities now running on AWS infrastructure including Express Brokers for Amazon MSK and Amazon Bedrock. The deepened collaboration gives AppFolio access to a range of foundation models via Bedrock and underpins features like Realm-X, aiming to strengthen reliability, security, and responsible AI deployment for nearly 23,000 real estate customers. The announcement supports the near-term catalyst of deeper AI adoption but does not fundamentally change the biggest current risk that competitors using similar AI tools could compress pricing power and erode product differentiation. AppFolio's narrative projects $1.6 billion revenue and $275.8 million earnings by 2029, requiring 16.3% yearly revenue growth and about a $123.8 million earnings increase from $152.0 million today.
