Tiandiyuan Responds to Criticism of Slow Transformation: Accelerating New Industry Rollout, No ST Status

Tiandiyuan, at its 2026 interim results briefing, responded to investor criticism over slow transformation progress, saying the company is making every effort to accelerate the implementation of its new industry plans and confirming that as of now there is no situation involving the imposition of ST warning status. The state-controlled real estate enterprise, under Xi'an Gaoke Group and listed on the Shanghai Stock Exchange, achieved operating revenue of 1.63 billion yuan in the first half of the year, down 33.75 percent year on year. Net profit attributable to the parent company was negative 532 million yuan, with the loss widening sharply compared with the same period last year. As of the end of the first half of 2026, its asset-liability ratio reached 91.3 percent. The company said the decline in operating revenue scale and gross margin was mainly affected by sales and carry-over of real estate projects. At the same time, accelerated clearance of existing projects led to lower resource selling prices, and impairment provisions were made for some inventories. In addition, the number of development projects eligible for interest capitalisation was relatively small, resulting in reduced capitalised interest and increased expensed interest. In response to investor questions about the progress of transferring a 21 percent equity stake in Xi'an Chuangdian Zhiku Business Consulting Management Co., Ltd., Tiandiyuan replied that the equity has been listed for transfer through the Western Property Rights Exchange platform and that procedures for changing industrial and commercial registration information are currently being processed.

Xiaomi-backed fund consortium acquires 16% stake in Suzhou Keyang for 200 million yuan

Dagang Co announced on the evening of October 9 that Beijing Xiaomi Smart Manufacturing Equity Investment Fund Partnership and Shanghai Semiconductor Materials Fund Phase II formed a consortium to acquire a 16% stake in Suzhou Keyang Semiconductor Co for 200 million yuan. The two parties each plan to contribute 100 million yuan to take an 8% stake, and the transaction still requires shareholder review and approval from state-owned assets authorities. Looking back, on July 30, 2026, Dagang Co's board approved its wholly owned subsidiary Jiangsu Keli Semiconductor Co to publicly list its 16% stake in Suzhou Keyang for transfer, with a reserve price of 200 million yuan. After the transfer, Keli Semiconductor will still hold a 12.56% stake in Suzhou Keyang. Dagang Co said that based on the transaction price, it can recover about 200 million yuan, with an estimated impact on current profit or loss of about 40 million yuan. Regarding market expectations that Xiaomi is increasing its push into semiconductor packaging, a person close to Xiaomi Group told Securities Times reporters on October 10 that Xiaomi Group is only one of the investors and managers of Beijing Xiaomi Smart Manufacturing Equity Investment Fund Partnership, and this move cannot be equated with Xiaomi Group, nor does it represent a new strategic move by Xiaomi Group.

TTB Wealth cuts AWC's 2027-2029 profit forecasts by 18-13% after 48 billion baht asset sale

Analysts at TTB Wealth Securities have lowered their normalised profit forecasts for AWC by 18%, 14% and 13% for 2027-2029 after the company prepared to sell assets worth 48 billion baht, with a book value of 34 billion baht, into the AWC Lifestyle Properties real estate investment trust, or AWR, while investing 11 billion baht to hold a 28% stake in AWR. This will result in an extraordinary after-tax profit of 8 billion baht in 2027. The asset sale will cut total revenue forecasts from the hotel and commercial property businesses by 2.5-3.7 billion baht per year, with AWC set to earn management fees of 230-289 million baht per year, a share of profit from investments of 376-558 million baht per year, and interest savings of 330-583 million baht per year. The target price is therefore cut to 3.0 baht from 3.2 baht, split into 2.7 baht for the core hotel and commercial property business and 0.3 baht for the 28% stake in AWR, while the recommendation is maintained at "hold". AWC will set up a freehold REIT, aiming to list AWR on the stock exchange within the second quarter of 2027. AWR will issue up to 4.3 billion units at 10 baht per unit and borrow up to 18 billion baht to buy four hotels, namely Melia Koh Samui, Banyan Tree Samui, Banyan Tree Krabi and Pattaya Marriott Resort & Spa, as well as The Empire Bangkok, from AWC for at least 48 billion baht. AWC will lease the assets back to operate them and use part of the proceeds to buy the 28% stake in AWR, with the remainder used for its five-year investment plan worth 100 billion baht, debt repayment and dividend payments. Although this transaction will help reduce AWC's future debt burden, it will shrink its short-term profit base if AWC cannot quickly develop new assets that generate comparable profits to replace them.

Brokers see SPALI's Q3 2026 profit stumbling as floods hit transfers, pushing revenue into Q4

Analysts at leading securities firms estimate that Supalai Public Company Limited, or SPALI, will post weak third-quarter 2026 net profit, slowing both year on year and quarter on quarter, with profit projected in a range of 692 million baht to 6,084 million baht, or a decline of 12.3% to 58% quarter on quarter and 4.5% to 41% year on year. The main cause was an unexpected public holiday announcement and flooding in late September, which stalled ownership transfers and pushed them into the fourth quarter of 2026.
