AWC Joins Forces with 7 Financial Institutions to File for AWR REIT Worth 51.3 Billion Baht

Asset World Corp Public Company Limited, or AWC, has announced a partnership with seven leading Thai financial institutions, namely Siam Commercial Bank, Kasikornbank, Bangkok Bank, Krungthai Bank, Bank of Ayudhya, and TMBThanachart Bank, as well as Bank of America Securities, to prepare for the offering of trust units of AWR – AWC Lifestyle Property Real Estate Investment Trust, or AWR REIT. The trust aims to be Thailand's largest freehold real estate investment trust, with an initial investment value of not more than 51,388 million baht, drawn from five landmark assets in Bangkok, Samui, Krabi, and Pattaya: The Empire, Banyan Tree Koh Samui Hotel, Banyan Tree Krabi, Meliá Koh Samui, and Pattaya Marriott Resort and Spa. AWR REIT also holds a Right of First Refusal, or ROFR, covering nine high-potential assets that AWC has initially selected, along with opportunities to expand investment through another 48 projects in AWC's current portfolio. On governance structure, AWR REIT will have more than 60% independent directors, jointly appointed by the trustee, and will set management fees linked to growth in distribution per unit, or DPU Growth. Asset World Corp REIT Company Limited has already filed the trust unit offering registration statement and draft prospectus, or Filing, with the Securities and Exchange Commission on September 29, 2026.

TTB Wealth cuts AWC's 2027-2029 profit forecasts by 18-13% after 48 billion baht asset sale

Analysts at TTB Wealth Securities have lowered their normalised profit forecasts for AWC by 18%, 14% and 13% for 2027-2029 after the company prepared to sell assets worth 48 billion baht, with a book value of 34 billion baht, into the AWC Lifestyle Properties real estate investment trust, or AWR, while investing 11 billion baht to hold a 28% stake in AWR. This will result in an extraordinary after-tax profit of 8 billion baht in 2027. The asset sale will cut total revenue forecasts from the hotel and commercial property businesses by 2.5-3.7 billion baht per year, with AWC set to earn management fees of 230-289 million baht per year, a share of profit from investments of 376-558 million baht per year, and interest savings of 330-583 million baht per year. The target price is therefore cut to 3.0 baht from 3.2 baht, split into 2.7 baht for the core hotel and commercial property business and 0.3 baht for the 28% stake in AWR, while the recommendation is maintained at "hold". AWC will set up a freehold REIT, aiming to list AWR on the stock exchange within the second quarter of 2027. AWR will issue up to 4.3 billion units at 10 baht per unit and borrow up to 18 billion baht to buy four hotels, namely Melia Koh Samui, Banyan Tree Samui, Banyan Tree Krabi and Pattaya Marriott Resort & Spa, as well as The Empire Bangkok, from AWC for at least 48 billion baht. AWC will lease the assets back to operate them and use part of the proceeds to buy the 28% stake in AWR, with the remainder used for its five-year investment plan worth 100 billion baht, debt repayment and dividend payments. Although this transaction will help reduce AWC's future debt burden, it will shrink its short-term profit base if AWC cannot quickly develop new assets that generate comparable profits to replace them.

Finance Ministry drafts 1,000-baht exit tax per trip; brokers say AAV hit hardest

The Ministry of Finance, through the Excise Department, has opened a public hearing on a draft law to levy an outbound travel tax on all travellers regardless of nationality, not only Thais, at a rate of 1,000 baht per flight for air travel, with a tax ceiling of no more than 5,000 baht per person. The tax would be collected through airlines or ticket sellers, with exemptions for children aged no more than 2 years, international transit passengers who do not leave the transit lounge area, and connecting passengers who must stay inside the airport. Meanwhile, the Ministry of Tourism and Sports is gathering proposals for a draft 450-baht fee on foreign tourists arriving in the country by air, to be submitted to the Cabinet for consideration; it is not yet in effect either. Analysts at InnovestX Securities estimate that if both the 1,000-baht exit tax and the 450-baht entry fee take effect together, the travel cost for foreign tourists would rise by a combined 1,450 baht per trip, or about 3% of average spending per trip. The biggest impact would fall on short-haul tourist groups such as ASEAN, which accounts for 41% of all tourists, and India at 7%, with average spending of about 40,000 baht and 37,000 baht per trip respectively, raising costs by roughly 4% of total spending. The Chinese market at 17%, Europe at 25% and the Middle East at 2% are expected to be affected less, given higher spending per trip of about 54,000 baht, 64,000 baht and 88,000 baht per person respectively. As for the impact on stocks, AAV is seen as the most affected in the sector because it is a low-cost airline with a price-sensitive customer base and a high proportion of short-haul passengers, while AOT faces a low-to-moderate impact. THAI and hotel groups AWC, CENTEL, ERW and MINT are expected to be least affected, as they focus on mid-to-upper-end customers. The brokerage maintains its forecast of 33 million foreign tourists in 2026 and 35 million in 2027, with top picks ERW at a target price of 4.3 baht, CENTEL at 47 baht and AOT at 72 baht.

Asia Plus names CENTEL top tourism pick as hotel revenue outpaces visitor growth

BLS picks 10 stocks for a quick recovery after the floods recede, with standout Q3/2026 earnings through 2027

Bualuang Securities (BLS) said in an analysis that the flood situation has widened, covering 30 provinces and 191 districts in Bangkok as of 1 October 2026, affecting 1.18 million households and about 3.35 million people. The impact on the economy remains limited, however, if the situation does not drag on and does not hit core production bases. Kraphat Says Foreign Investors Return to Thai Stocks on AI-Data Center Theme, Watch PTTEP, PTT, AWC

Kraphat Worachet, Senior Executive Vice President and Head of Research at Krungsri Securities Public Company Limited, or KSS, disclosed that foreign investors have returned to buying Thai stocks, with Thailand among the first markets in Asia to receive foreign inflows, alongside Taiwan, before fund flows spread more broadly into South Korea and other regional markets. The key driver is the accelerating AI infrastructure investment cycle, which has brought technology and high-growth stocks back into focus. However, a short-term risk factor is crude oil prices, which have surged past 100 dollars per barrel and climbed close to 102.5 dollars, the highest level in about two months. The average crude oil price relevant to Thailand stands at 87 to 88 dollars per barrel. If prices stay above 100 dollars for roughly another month and a half, the average could move above 95 dollars. On the Thai stock market, KSS assesses the SET index with support levels at 1,610 and 1,605 points, and resistance at 1,626 and 1,630 points. For short-term strategy, KSS recommends watching PTTEP and PTT, which benefit from high energy prices, while AWC has its own positive factors from faster-than-expected earnings recovery and an asset sale plan this month.

Tisco favours hotel sector, highlights ERW, SHR and CENTEL as tourism recovery plays

The analyst team at Tisco Securities maintains an Overweight rating on the hotel sector, seeing several growth drivers in the second half of 2026, including the normalisation of the global tourism recovery, improving trends in the meetings, incentives, conferences and exhibitions, or MICE, business, and the continued recovery in flight numbers, which is expected to support growth in revenue per available room, or RevPAR, in 2026 and 2027. It maintains a buy rating on CENTEL with a revised fair value of 50.00 baht, a buy rating on ERW with a fair value of 4.20 baht, and a buy rating on MINT with a fair value of 32.00 baht. AWC keeps a hold rating with a fair value of 3.20 baht. Foreign tourist arrivals are expected to rise to 35.4 million in 2027, or 9% growth from the same period a year earlier, with the 2027 tourist arrival forecast cut by 2% from the previous estimate made in July 2026.
