TISCO Bank launches title-deed cash loan with interest starting at 0.55% per month
TISCO Bank Public Company Limited has launched two new loan products: a title-deed cash loan for retail customers and a title-deed cash loan for SME businesses, under the concepts "Have property = Have capital" and "Unlock every need for cash." Customers bring land and real estate to convert into working capital within the system, in order to boost liquidity, reduce the burden of high-interest debt, and support business expansion. Mr. Sommai Sae-Ung, Senior Executive Vice President of the Retail Credit Strategy and Business Development Division at TISCO Bank, said that the challenging economic conditions and high cost of living have left many people and entrepreneurs short of liquidity, and some have turned to informal loans or property sale-with-right-of-redemption arrangements, which raise financial costs and risk the long-term loss of their assets. For the title-deed cash loan for retail customers, the interest rate is fixed at a starting rate of just 0.55% per month, equivalent to an effective annual interest rate of 11.85% per year. The transaction involves no new share issuance, so it does not affect existing shareholders, and if the exchange rights are fully exercised it would amount to roughly 172.1 million DELTA shares, or 1.38% of total paid-up shares. Tisco sees the deal potentially pressuring the share price in the short term through investors' hedging activity, as well as an overhang from shares that could be exchanged in the future, which may cap gains around 267 to 302 baht.
